First-Time Home Buyers

First-time home buyers often wonder if they should purchase a home or wait with the hopes of a price decline. I will tell you, if you continue to wait; you may never be able to afford to get into the housing market. Columbus, GA and Phenix City, AL home prices are currently moderate, but rent continues to climb. The best way to build wealth is to own your own home. Homeownership = home equity + generous tax deductions. As the property builds equity over time, you can then use those $$$ to sell the starter home and move into a bigger house.

First-time homebuyers may want to use term life insurance instead of the mortgage insurance offered by the lending institution. Term life insurance is usually much cheaper; it also gives the homebuyer the control of naming the beneficiary. Term life insurance also remains constant in it's value; bank mortgage insurance decreases in value as it only covers the balance owing on the mortgage. Term life also offers conversion policies; where the term life policy automatically converts into whole life insurance once the term has been completed; this usually does not require the submission of new medical information. Consult with a licensed broker about all your options; it's also a good idea to compare term life insurance quotes online in order to get the best price.

I'm seeing a lot of negative info on TV about real estate. In light of what has happened to my 401k would I be better off in holding rental property.
